FG Offers Nigerians Up to ₦50m Home Loan at 6% Interest — How to Apply

The Federal Government, through the Federal Mortgage Bank of Nigeria (FMBN), provides mortgage financing to eligible Nigerians under the National Housing Fund (NHF) scheme to help them purchase, build, improve or renovate residential properties.

Under the current NHF Mortgage Loan terms, eligible contributors can access up to ₦50 million at an interest rate of not more than six per cent per annum, with a repayment period of up to 30 years.

However, applicants are not automatically entitled to the maximum amount. The approved loan depends on factors including income, repayment capacity and the value or cost of the property being financed.

How the FMBN Mortgage Works

The NHF Mortgage Loan is administered by FMBN through accredited and licensed Primary Mortgage Banks (PMBs).

Applicants do not typically obtain the mortgage directly from FMBN. Instead, they submit their applications through an accredited mortgage institution, which assesses their eligibility, income and the property involved.

If approved, the property being financed serves as security for the mortgage.

The scheme is designed to make home ownership more accessible by offering eligible NHF contributors a concessionary interest rate and a repayment period of up to 30 years.

How Much Can You Get?

The current maximum individual NHF Mortgage Loan is ₦50 million.

However, the actual amount approved for an applicant will depend on their financial circumstances and the property involved.

FMBN generally provides that an individual should not receive more than 90 per cent of the cost or value of the mortgaged property.

Applicants should also be aware that some older FMBN documents may still contain the previous ₦15 million maximum loan figure. Prospective borrowers should therefore confirm the latest applicable terms directly with FMBN or an accredited mortgage institution before applying.

What Is the Interest Rate?

The NHF Mortgage Loan carries an interest rate of not more than six per cent per annum for eligible contributors.

FMBN states that it provides the facility to accredited Primary Mortgage Banks at four per cent, with the PMBs lending to eligible NHF contributors at six per cent.

This makes the scheme considerably different from many conventional mortgage products, which may attract higher interest rates.

Another major attraction of the NHF Mortgage Loan is its long repayment period.

Eligible borrowers can have up to 30 years to repay the facility, although the actual repayment period will depend on factors such as the applicant’s age, income and years in service.

FMBN also considers the borrower’s ability to repay the loan, with mortgage repayments generally limited to a maximum of one-third of the applicant’s income.

Who Can Apply?

The NHF mortgage is not automatically available to every Nigerian.

Generally, an applicant must:

  • Be a Nigerian citizen aged 18 years or above.
  • Be registered under the National Housing Fund.
  • Have made NHF contributions continuously for at least six months.
  • Have a regular source of income.
  • Provide evidence of income if self-employed.
  • Apply through an FMBN-accredited and licensed mortgage institution.
  • Provide a property that meets applicable legal, planning and documentation requirements.

Meeting these conditions does not necessarily guarantee approval, as the applicant and property must still undergo the required assessment.

What Can the Loan Be Used For?

The NHF Mortgage Loan is specifically intended for residential housing purposes.

An approved borrower can use the facility to:

  • Purchase a residential property.
  • Build a house.
  • Improve an existing home.
  • Renovate an existing residential property.

The funds are therefore not designed as a general-purpose personal loan.

Step 2: Choose an Accredited Mortgage Institution

Applicants should identify an FMBN-accredited and licensed Primary Mortgage Bank or mortgage loan originator.

The institution will guide the applicant through the mortgage process and receive the required application documents.

Step 3: Submit Your Application

Complete the required mortgage forms and submit your NHF contribution records, income documents and property documents through the accredited mortgage institution.

Step 4: Undergo Assessment

The mortgage institution will assess your income and repayment capacity while the proposed property undergoes valuation, legal checks and other necessary assessments.

The assessment helps determine whether the applicant qualifies and the amount that can reasonably be approved.

Step 5: Approval and Disbursement

If the application satisfies the relevant requirements and receives approval, the mortgage funds will be disbursed through the accredited mortgage institution for the approved housing purpose.
